Ninety seconds, three steps

1. STOPCOCK OFF
Usually under the kitchen sink; in older terraces, near the front door or under a floor hatch. Turn clockwise. If it’s seized, don’t force it.

2. OPEN THE DOWNSTAIRS COLD TAPS
This drains the pressure.

3. DON’T TOUCH WATER NEAR LIGHTS, SOCKETS OR THE CONSUMER UNIT

What counts as an emergency?

Burst pipes. Water coming through a ceiling or light fitting. No water at all. No heating or hot water – especially with children, elderly relatives or a hard frost. A leaking cylinder. A blocked soil stack or sewage backing up. A toilet that floods. We make safe first, then diagnose, then give you a written price for the permanent fix – and we fix the cause, not just the symptom. (Leaks outside your property boundary are the water company’s responsibility – we’ll tell you if that’s what you’ve got.) 

Hidden leaks?

A boiler that keeps losing pressure, a warm patch on the floor, a damp smell, blown plaster at low level, or a water meter creeping up with everything off – those are leak signs. We find them without demolishing anything: thermal imaging, acoustic detection for cold mains, pressure testing and isolation, and tracer gas for the awkward runs. Then the smallest possible opening and a proper repair in copper – not a wrap, not a clamp, not a temporary – refilled, re-pressurised and re-dosed with inhibitor.

Worth knowing: a boiler losing pressure has three usual causes, and two of them – a failed expansion vessel or a passing relief valve – aren’t floor leaks at all. Look for a drip from the little copper pipe on the outside wall. We’ll tell you which you’ve got rather than invent a leak. And most buildings insurance policies cover trace-and-access – finding and getting to the leak – separately from the damage. It’s one of the most under-claimed parts of a policy; we supply a written report with findings, method and thermal images for your claim.

Preventing the next one

Most emergencies were once a small job that got put off. Quarter-turn your stopcock twice a year and show the household where it is. Lag the pipes in lofts, garages and unheated spaces – Midlands bursts are a January-plus-no-lagging problem. And book the annual boiler and cylinder service: most winter emergencies would have shown up at an October service.
