Pipework installation & alterations

Extensions, renovations, loft conversions and knock-throughs. First fix runs are planned, clipped at proper centres, drilled through joists in the safe zone (a joist notched in the wrong place is a structural problem – it’s astonishing how often we find one), then pressure-tested and left under pressure so any weep shows in an open wall, not through a ceiling in six months.

If your floors are already up, that’s the lowest-cost hour you’ll ever spend on your plumbing – get us in before the boards go back. Copper where it’s visible or hot and exposed; quality barrier plastic for long buried runs and underfloor work. Most jobs are a mix – any plumber who says one is always better is telling you about their habits, not your house. Capping off done properly on drained pipe and labelled; boxing-in built square, tile-ready and with access panels. Builders: a five-minute conversation before the plasterboard goes on saves a week.

Kitchen plumbing

A kitchen is a plumbing job with cupboards on it, and the ninety centimetres under the sink is where most are let down. We do first fix (hot, cold and waste to sink, dishwasher, washing machine and softener positions) and second fix (sink, tap, trapped wastes, appliances, and an isolation valve on everything so a future tap change is a ten-minute job).

We work to kitchen fitters’ programmes across the region, and directly for homeowners. Boiling water taps: 100°C on demand, but plan for the under-sink tank, the fused electrical supply, annual filter changes — and in hard water, a scale filter or softener is the difference between a tap that lasts a decade and one that doesn’t. That’s not an upsell. Speaking of hard water: the Midlands runs hard to very hard, and scale is what kills boilers, shower valves and heat exchangers. A softener – fitted with a bypass and a hard-water drinking tap – protects the lot and keeps new brassware looking new.

The retailer delivers it; “installation” means unwrapping it; gas is flatly refused.

We connect washing machines and dishwashers properly – isolation valves on the supplies, the right standpipe height and a trap so it can’t siphon or smell – and American fridge freezers without the self-piercing saddle valve (a known failure point and a classic hidden slow leak): a dedicated tee, its own isolation valve, and a service loop so the fridge pulls out.

Gas cookers are not a DIY job – it’s illegal for anyone not on the Gas Safe Register to work on a gas appliance. We check the supply and bayonet, fit the correct hose and a restraining chain, test for tightness, check ventilation and leave the certification.

Hot water cylinders

If your shower is a disappointment, your hot water system is almost always the reason – the tap is not the problem. A vented cylinder fed from a loft tank is simple and forgiving; if yours works, keep it. An unvented cylinder is sealed and mains-fed: two showers at once without one going cold, balanced hot and cold so thermostatic mixers behave, and your loft back.

The honest trade-offs: it needs a decent incoming mains (the single most important thing we check, and weak in parts of the Midlands – we tell you at survey, not after you’ve paid), space for the cylinder and expansion vessel, and by law – Building Regulations Part G3 – installation and annual servicing by a G3-qualified engineer. Anyone offering to fit one without mentioning G3 should be shown the door.

We size on real numbers: bathrooms, simultaneous use, rainfall heads (they use a startling amount), boiler recovery, and a measured mains flow rate – the 18-bathroom calculation at The Barns, Stafford was the whole job. We service cylinders whoever installed them; the most common fault by a distance is an expansion vessel losing its charge – the symptom is a drip from the outside discharge pipe — and it’s a straightforward fix.

Outside taps, soil stacks & guttering

An outside tap, fitted properly, is usually half a day: an internal isolation valve, a WRAS-approved double check valve (required under the Water Fittings Regulations – a requirement, not an upgrade), frost protection so it survives its first January, and a sleeved, sealed wall penetration. Garden, car, and – the single most common reason people finally book it – the dog.

Up top: soil stacks, guttering and downpipes are the plumbing on the outside of your house. A recurring damp patch indoors is nine times out of ten a leaking gutter joint or cracked downpipe directly outside; a green algae stripe on the wall is a map of exactly where. Rusted cast-iron stacks get replaced rather than patched, blocked vent terminals unblocked, and gutters specified to suit the property – cast-iron effect on a period frontage, not the cheapest half-round. Most of this work happens six metres up, so it’s towers and scaffolding, never a ladder balanced on a wheelie bin. The written quote separates what needs doing now, what could wait a couple of years, and what doesn’t need doing at all.
