Most underfloor heating problems are really screed problems: too thick over the pipe and the floor is slow to warm, too thin and it stripes. Because JBM lays the pipework and pours the screed, the depth is right, there’s no dead time waiting on a screeder’s diary, the drying and commissioning curve is done properly before tile or stone goes down – rush it and you crack the floor – and there’s one number to ring.

Drying times are stated honestly at quotation stage.

Standard build-up is 65–75mm; low-profile retrofit systems go as slim as 15–25mm, which often keeps your existing floor levels and door heights. If it won’t work in your house, we’ll say so and suggest radiators. Every room gets its own loop back to the manifold for true zoning, and underfloor runs at much lower flow temperatures than radiators – exactly what a condensing boiler wants, and what a heat pump needs. Tile and stone are ideal floor finishes; engineered wood and quality LVT are fine within manufacturer limits.

As for running costs versus radiators: anyone quoting you a precise savings figure over the phone has made it up.

We supply, install and properly set up Nest (learns your routine), Hive (simple, well-supported, something your family won’t fight with) and Tado (room-by-room control with smart radiator valves and strong geofencing) – or we’ll fit a unit you’ve already bought. The useful features: schedules, phone control, geofencing (where the honest savings come from), weather compensation and optimum start, and alerts when a room isn’t reaching temperature.

The bigger win is zoning. One hall thermostat is a blunt instrument – the hall is the coldest, draughtiest room in the house. Zone upstairs from downstairs, or room-by-room with smart valves: the spare room at 12°C, the living room warm at six. Zoning during a new boiler or system costs a fraction of retrofitting it later. Underfloor heating needs smarter control still – longer, gentler run times and per-room zoning through the manifold actuators. Set up badly it’s always chasing you; that’s where the “underfloor is expensive” myth comes from. We won’t quote a savings percentage – be wary of anyone who does.
