Combi, system or regular
which one do you actually need?
A combi heats water on demand – no cylinder, no tanks – and suits homes with one or two bathrooms, but it leans on your incoming mains flow and serves one hot outlet at a time. A system boiler with an unvented cylinder gives mains-pressure hot water at several outlets at once – the right answer for a four-bed with two or three bathrooms. A regular boiler with a loft tank suits some older properties, and is often a conversion candidate. We size on actual heat loss and real hot water demand, not bedroom rules of thumb – an oversized boiler short-cycles – and we check the gas supply can carry the new boiler, because an undersized gas run is one of the most common bodges we get called out to fix.

GET YOUR AIRING CUPBOARD BACK
A like-for-like swap – same type, same place – is usually a day’s work and the lowest cost. A conversion is a different job: back boilers stripped out from behind the fire with the flue capped and ventilated correctly, or a regular-to-combi conversion with the cylinder and loft tanks removed, the system sealed, and redundant pipework capped and made good.
Where both routes are viable we’ll price both. And we’ll be honest: with two bathrooms and a household showering at the same time each morning, a combi can be a step backwards – a system boiler and cylinder is often the better conversion. Any conversion stirs up decades of sludge, so a flush and magnetic filter come as standard.

New builds, renovations, extensions and barn conversions – a renovation is the lowest-cost moment you’ll ever have to do this.
We calculate heat loss room by room, size every emitter and then the boiler (usually smaller than you’d expect), and design for low flow temperatures so a condensing boiler actually condenses – and the system is heat-pump-ready.
Pipework is properly designed, pressure-tested and photographed before the floors close up, so you get a record of every pipe run. Commissioning means the system is flushed, balanced radiator by radiator, zones programmed, combustion tested and recorded, and the Benchmark record, Gas Safe certificate and warranty all completed on the day.
RADIATORS & TOWEL RAILS
Straight swaps (half a day for a couple of rooms, refilled and re-dosed with inhibitor), moves to suit how you actually use the room, and designer options: vertical radiators for tight walls, column and cast-iron styles for period homes, panels in anthracite or matt black, towel rails in chrome, black or brushed brass – with a dual-fuel option so the rail works in summer with the heating off. One rule: output first.
A beautiful radiator that can’t heat the room is just a sculpture, so we calculate the heat requirement before anyone falls in love with a catalogue. And if four radiators are cold at the bottom, you need a power flush, not four new radiators.
POWER FLUSHING & SYSTEM BALANCING
Cold at the bottom, hot at the top? That’s sludge – magnetite – not a broken radiator, and bleeding won’t help because it isn’t air. Other signs: far radiators never getting hot, slow warm-up, kettling noises from the boiler, and needing to bleed constantly (which means the system is actively corroding). A chemical clean is quicker and fine for mildly dirty systems; a power flush connects a high-flow unit and works the system radiator by radiator.
We diagnose honestly – sometimes the fix is an hour’s balancing, and we’ll charge for that instead. Every flush ends with a magnetic filter and corrosion inhibitor: a flush without an inhibitor is a temporary fix. Modern heat exchangers have narrow waterways, and manufacturers require cleaning and inhibitor at installation or warranty claims get declined – if a boiler quote you’ve had makes no mention of flushing or a filter, ask why.
